Dubai Flexi Rent: How the Payments Work
Flexi Rent is a Dubai Land Department (DLD) scheme launched in June 2026 that lets tenants of participating landlords spread annual rent over monthly, quarterly or semi-annual payments, instead of one to four large post-dated cheques. As an example from the launch reporting, a quarterly payment of AED 20,000 can be split into about AED 6,667 a month. Tenants can switch from quarterly to monthly payments. Where a tenant has agreed to four cheques and wants to delay one, any change fee is waived. Some partners may also offer incentives or promotional packages for new tenants, case by case.
Who is in the scheme?
Flexi Rent runs through cooperation agreements between DLD and 12 partner developers and real estate companies. Eleven were named at launch: Wasl Properties, Deyaar Property Management, Dubai World Real Estate, Modern Real Estate, Dubai Investment Real Estate, SBK Real Estate, Rocky Real Estate, SRG Properties, Harbor Real Estate, Driven Properties and Al Showaib Real Estate. The scheme applies to vacant or eligible units owned or managed by these partners. Reports do not say whether other landlords can join later, so ask yours.
What to do before you renew
- Ask your landlord or property manager whether they are a Flexi Rent partner.
- If they are, ask for the payment schedule, any fees and the accepted payment methods in writing.
- Check your tenancy contract matches the schedule, and keep your Ejari registration current.
