Dh21.5 Billion Q3 Pushes Abu Dhabi Real Estate Forward
Abu Dhabi residential real estate recorded 6,085 transactions worth Dh21.5 billion in the third quarter of 2026, maintaining solid momentum across the emirate. Savills Middle East released these figures in its latest Market in Minutes report, pointing to ongoing economic diversification, population growth, and infrastructure investment as primary drivers.
Residential properties accounted for roughly 83 percent of total property sales value between January and September, pulling in Dh96.8 billion. While transaction volumes have moderated from earlier peaks, demand has pivoted firmly toward higher-value off-plan and luxury segments. Buyers are showing selective behavior, prioritizing specific locations, build quality, and long-term asset value.
ADREC data breaks down the January-to-September sales trajectory by asset class, highlighting a distinct preference for standalone properties over high-density apartments.
| Asset Class (Jan, Sep) | Sales Value | Market Share |
|---|---|---|
| Villa Sales | Dh53.8 billion ($14.7 billion) | 55.6% |
| Apartment Sales | Dh43 billion ($11.7 billion) | 44.4% |
| Q3 2026 Total | Dh21.5 billion | 6,085 transactions |
Underpinning this transactional activity is a massive pipeline of public works. The Abu Dhabi Projects and Infrastructure Centre (ADPIC) is managing over Dh200 billion across more than 600 active projects, reshaping the emirate’s business, tourism, and cultural ecosystems. These developments continue to draw interest from local and international buyers alike.
Market participants will gather next month as the International Real Estate and Investment Show (IREIS) 2026 returns to the Abu Dhabi National Exhibition Centre (ADNEC) from November 10 to 12. Arun Bose, organizer of the event, noted that the exhibition brings developers and investors together as confidence across the UAE market strengthens. Conference Partner Knight Frank will support a series of panel discussions focusing on proptech, artificial intelligence, and sector innovation.
