
Buyers Pay Premium Prices in Dubai Property Market as Ticket Sizes Jump 7%
Dubai buyers are putting down larger sums per purchase rather than hunting for steep discounts. The average value per transaction across combined apartment and villa sales rose 7 per cent month-on-month, while average apartment prices increased 4 per cent. Overall transaction volume dropped slightly, but buyers who remained in the market paid full price to secure specific homes.
According to market data from Property Monitor, Dubai recorded 79,281 residential transactions worth Dh221.3 billion during the first half of 2026. Rather than moving as a single uniform sector, the emirate is behaving as a collection of distinct micro-markets, according to Betterhomes Chief Executive Officer Richard Waind.
Developers offering flexible payment structures have enabled mid-market buyers to stretch their budgets into higher price categories. Activity rebounded after an initial slowdown linked to regional conditions, with brokers actively purchasing inventory for their own portfolios alongside retail investors, according to Fakhruddin Properties Chief Executive Officer Yousuf Fakhruddin.
