The pricing gap between outer residential hubs and prime central districts remains substantial. Bluewaters commands the highest average annual rent in the dataset at AED 297,500 for a one-bedroom apartment, followed by DIFC at AED 150,000, and Downtown Dubai, Jumeirah, and Umm Suqeim at AED 135,000 each.
