Palm Jumeirah Share Drops as $10M Homes Spread Across Dubai
Dubai recorded 335 residential transactions valued at $10 million (AED 36.7 million) or more during the first eight months of 2026. Dubai Land Department figures analyzed by fäm Properties confirm that high-net-worth buyers closed 206 villa transactions totaling AED 11.7 billion alongside 129 luxury apartment deals worth AED 8.67 billion between January and August. While Palm Jumeirah maintains the largest single market share at 21% of ultra-luxury transactions, buyer activity is increasingly distributing into inland and emerging master developments across the emirate.
| Market Segment | Transactions | Total Value | Average Price |
|---|---|---|---|
| Ultra-Luxury Villas (Jan, Aug 2026) | 206 | AED 11.7 billion | , |
| Ultra-Luxury Apartments (Jan, Aug 2026) | 129 | AED 8.67 billion | , |
| Hadaeq Sheikh Moh’d Bin Rashid (Villas) | 48 | AED 2.77 billion | AED 57.8 million |
| Palm Jumeirah Apartments ($10M+) | 35 | AED 2.18 billion | AED 62.2 million |
| Palm Jumeirah Villas ($10M+) | 28 | AED 1.85 billion | AED 66.2 million |
Demand patterns show clear structural diversification across established and off-plan communities. Dubai Hills Estate captured 15% of all $10 million-plus deals with 51 logged transactions, while Palm Jebel Ali secured 11% through 40 major off-plan sales. In terms of overall luxury villa volume and value, Hadaeq Sheikh Moh’d Bin Rashid led all master-planned communities with 48 deals totaling AED 2.77 billion at an average transaction price of AED 57.8 million. Non-coastal locations continue to attract buyers looking for larger plots as supply on Palm Jumeirah remains tightly held, though central locations still yield significant standout trades, such as a landmark AED 422 million penthouse sale recorded in Jumeirah Second.
Despite sustained headline values, transaction pace shifted during the third quarter of 2026. Third-quarter data shows 55 villas sold at or above the $10 million mark between July and September, representing 64% of the 86 total residential deals above that price threshold for the quarter and generating a combined AED 5.77 billion ($1.57 billion). However, overall sales volume in this upper bracket recorded a decline compared to both the preceding quarter and the corresponding period of the previous year.
