Right in the heart of the Dubai International Financial Centre, the daily rhythm around the district’s concourses is set for a massive physical and operational shift.
Zabeel District Expansion Prepares for Local Workforce Boom
The district is expanding into a 17.7 million square foot footprint in the Zabeel District. That built environment will eventually house over 42,000 companies and a daily working population exceeding 125,000 people, transforming how professionals commute, eat, and move through the neighborhood.
DIFC currently hosts 10,018 active companies and over 50,200 professionals across its financial ecosystem. Among those entities are 1,933 AI, fintech, and innovation firms driving the current growth surge.
The oncoming buildout goes beyond traditional Grade A commercial real estate. Neighborhood plans for the Zabeel District footprint include an AI campus, an expanded academy, residential units, hotel properties, an Innovation Hub, and the region’s first Museum of Digital Art.
The 40th Global Financial Centres Index report placed Dubai ninth overall globally, drawing on 39,531 industry assessments compiled by Z/Yen and the China Development Institute.
