Zero-Minimum Property Thresholds and New Visas Reshape UAE Residency
Individual property owners can now qualify for a two-year UAE residency visa regardless of their property’s valuation, following a structural overhaul of property-backed immigration criteria.
The Federal Authority for Identity, Citizenship, Customs and Ports Security (ICP) alongside Dubai authorities has completely removed the previous Dhs750,000 minimum property value requirement for sole asset holders. For jointly owned real estate, immigration frameworks now set a minimum cap of Dhs400,000 per investor, including arrangements where ownership is divided equally. While these lowered financial thresholds broaden entry access for property owners, all visa applications remain subject to final administrative approval from local authorities.
Expanded Entry Frameworks and Specialized Visas
The updates extend across multiple visitor and long-term entry channels:
- Expanded Visa-on-Arrival Eligibility: Passport holders from India, Indonesia, Vietnam, Thailand, the Philippines, Kenya, and South Africa can access visa-on-arrival entry for stays of 14, 28, or 60 days, provided they hold a valid residence permit from designated approved countries.
- Specialized Visit Visas: Entry permits have been established specifically for professionals working in artificial intelligence, entertainment, and events, as well as passengers and crew on cruise ships and leisure boats.
- Modified Entry Categories: Regulatory adjustments have been applied to humanitarian residence permits, visit visas for friends of UAE residents, and truck driver entry visas.
- Golden Visa Expansion: The 10-year residence scheme includes targeted classifications such as eligible educators, supported by a operational partnership between the Ministry of Foreign Affairs (MoFA) and the ICP that gives Golden Visa holders access to select consular services while abroad.
